Town-Owned Property for Sale

The Municipal Officers of the Town of Windham are accepting bids for the purchase of the municipality’s interest in the (14) tax-acquired properties listed below. These properties were acquired by the Town through the foreclosure of tax liens under 36 M.R.S.A. sections 942 and 943. Each bid must include a Tax-Acquired Property Bid Form and be sealed in an envelope marked “Tax-Acquired Property Bid” and indicate the assigned parcel number on the outside. Each envelope may contain a bid for one property only; any person wishing to bid on several properties must submit a separate bid in a separate envelope for each property.
All bids must be received in the Town Manager’s Office at 8 School Road no later than 12:00 p.m. on November 15, 2019. Late bids will not be opened or considered. Each bid must also be accompanied by a deposit in the form of a certified check or money order, in an amount equal to or greater than 20% of the bid price. Each successful bidder’s deposit will be credited to the total purchase price for that parcel. Deposits will be returned to the unsuccessful bidders. Any bid which does not contain the proper deposit will be rejected.

Bid packages and parcel information may be picked up at the Town Manager’s Office or downloaded from the Town’s website at: http://www.windhammaine.us/621/Town-Owned-Property-for-Sale. (Click on the parcel number.) Properties are being sold as-is, by quitclaim deed with no warranties or representations regarding the condition of the property, and that successful bidder bears all risks related to the property and is solely responsible for removing any tenants or personal property remaining on the property.
The bids will be opened Friday, November 15, 2019 at 12:00 p.m. in Council Chambers. Council will act on bids at their meeting of November 26, 2019. The successful bidder must make full payment by certified check to the Town of Windham within 14 days of acceptance of the bid.
The Town Council reserves the right to accept or reject any or all bids or offers on any property. In the event the successful bidder fails, for any reason, to complete the purchase in the time stated, the bid acceptance is void and the bidder’s deposit shall be forfeited to the municipality. The Town Council may thereafter negotiate a sale of the property with any or all unsuccessful bidders.
